Coronado Apartments is an historic rehab of a 24-unit apartment project located in the Midtown area of Detroit, Michigan. The property was financed through 9% low income housing tax credits, historic tax credits, and HOME funds. Originally constructed in 1915, this historic property was a beautiful and unique historic preservation opportunity.
Devon Square is a HUD Section 8 property, consisting of 60 one and two-bedroom apartments (48 senior citizen, 12 family apartments) located in the City of Ferndale, Michigan. The property completed $1.7 Million project renovations and is unique as it was one of the first deals to be closed utilizing American Recovery and Reinvestment Act funds in the State of Michigan.
New Center Commons
New Center Commons are two buildings are located on separate parcels of land approximately 2 blocks apart in the New Center Area of Detroit, Michigan. The Delaware property, a five-story U-shaped building commonly known as "The Broadmoor" contains 61 units. The Lothrop property, a two-story rectangular building, commonly known as "The Wayne" contains 10 units.
Spring Lake Village
Spring Lake Village Apartments is an existing 250-unit rental apartment complex located at 252 Carriage Circle, Pontiac, Oakland County, Michigan. The Property was originally constructed in 1967 and subsequently renovated in 1990 utilizing Low Income Housing Tax Credits (LIHTC). The Property consists of 28 two-story buildings, 1 one-story office I maintenance building and various site improvements situated on two contiguous parcels totaling approximately 15. 99 acres.
The Property has a total of 64 one-bedroom garden-style units, 133 two-bedroom one-bath townhouse units, 28 two-bedroom one and a half bath townhouse units and 25 three-bedroom one and a half bath townhouse units. 213 (85%) of the 250 units at the Property are covered by a Section 8 Housing Assistance Payments ("HAP" or "Section 8") from the U.S. Department of Housing and Urban Development. In 2010 and 2011, GDC and its partners have invested over $5 Million in project upgrades.
Renaissance Village Apartments is located at 19311 Votrobeck Drive in Detroit, Wayne County, Michigan. More specifically the site encompasses 15 residential buildings, a community building and maintenance building along Votrobeck Drive. The site is located in one of the stronger neighborhoods in the Detroit area and is well positioned to capitalize on ongoing investment in the area. Analysis of demographic and economic data suggests that affordable rental housing is the area is in high demand.
The project currently consists of 305 total units; however it is the intention of GDC to reduce the total number of units to 185. The project will feature units restricted as low as 30% of the Area Median Income (AMI). Total Development Costs utilized for the project are in excess of $28 Million.
Parkview Tower Apartments
Parkview is an 18 story 102 unit HUD Section 8 property, consisting of one, two, and three-bedroom apartments located in the City of Chicago, Illinois. The property is currently undergoing a $4.6 Million renovation and is unique as it was a deal utilizing American Recovery and Reinvestment Act funds.
Spring Grove Apartments
Spring Grove is a13 story 99 unit HUD Section 8 property, consisting of one, two, and three-bedroom apartments located in the City of Chicago, Illinois. The property is currently undergoing a $3.7 Million renovation and is unique as it was a deal utilizing American Recovery and Reinvestment Act funds.
City Forest of Clark County
The City Forest of Clark County is an immense and intriguing project. It consists of thirty individual homes, twenty-one of which are in the city of Springfield and the other nine in Clark County. The houses were completed in a timely fashion and after only nine months of construction, were leased and inhabited. This was a government and privately funded project. USDA Rural development dollars and state of Ohio tax credits were utilized. The project is composed of a custom design residence built on site and pre-manufactured industrialized units.
In total there are six different house designs, each with individual features, unlike floor plans, exterior appearances and color schemes. Porch variations were provided to distinguish them further.
Each house is two stories with four bedrooms, two full baths, a spacious kitchen, connections for a washer and dryer, a garage with openers, and a covered front porch. The houses also include small details that make them stand out from most Housing and Urban Development homes, such as wood base, doors, cabinets, and trim, along with upgraded siding, shingles, carpeting and equipment. Varied color schemes and exterior facades allow many of these homes to be in the same area without giving the appearance of a “cookie-cutter” development. Each house fits naturally into its surroundings with close proximity to schools, churches and shopping.
